McAllen Is Where We Do the Most Floors

Epoxy flooring in McAllen covers more kinds of concrete than in any other city we serve. In one week we might coat a garage on a 1970s slab near downtown, a rental duplex between tenants, a pool deck in a newer subdivision and a section of warehouse floor near the trade zone. McAllen is the largest city in Hidalgo County, with 142,210 residents at the 2020 census, and it anchors a metro area of more than 900,000 people. That much growth leaves a lot of bare concrete behind.

A city that doubled, then doubled again

McAllen was laid out in 1904, when the railroad reached the Santa Anita Ranch, and stayed small for decades. The census counted 37,636 residents in 1970 and 66,281 in 1980. By 2020 that number had more than doubled again. Each building boom left its own type of slab:

  • 1970s and 1980s homes near the older core often have floors that have been painted, patched or stained by decades of cars.
  • 1990s and 2000s subdivisions tend to have attached two-car garages with smooth, hard troweled slabs that need grinding before anything sticks.
  • Newer construction may still carry the builder's cure-and-seal, which has to come off first.

We look at which of these you have before we recommend a system. The age of the house tells us a lot about what is under the surface.

What the weather does to McAllen floors

The heat is the obvious problem. Temperatures run above 100 degrees from June through August, and the city has hit 111 twice, in 2017 and 2024. But the weather records show other stresses too. The wet season runs from May to October, and September averages 4.74 inches of rain as tropical systems pass through. A 2013 hailstorm damaged many vehicles and buildings in the city. In February 2021 temperatures fell to between 10 and 20 degrees and residents lost power, heat and water for about a week.

For a garage floor, that adds up to a slab that bakes most of the year, takes wet tires and muddy shoes in storm season, and can swing hard in a rare freeze. A coating that is well bonded to ground concrete handles those swings. A coating rolled over a dusty, unprepared slab tends to lift at the edges first.

Rentals and second homes

McAllen had 53,622 housing units in 2020, and its rental vacancy rate was 8.6%. Many owners here manage a rental or two, and a sealed garage or patio is simply easier to turn over between tenants. Oil, paint and pet stains wipe off a coated floor instead of soaking in. For rentals we usually suggest a flake system in a mid-tone color, because it hides wear and is easy to touch up later.

Trade, warehouses and dealerships

Cross-border trade is a daily part of life here. The city bought the toll bridge from Hidalgo to Reynosa in the 1940s, and the Anzalduas International Bridge crosses the river 11 miles southwest of downtown. The foreign-trade zone between McAllen and Reynosa now offers public warehouse and pick-and-pack services, and those buildings run pallet jacks and forklifts all day. Dealerships, medical offices and retail spaces along the US 83 corridor want a floor that looks clean under bright lights. For these jobs we talk about traffic, chemicals, downtime and how the floor is cleaned before we pick a system.

Which system fits which McAllen floor

  • Attached garage that stays shut: a full epoxy system with a clear topcoat holds up well and costs the least of our garage options.
  • Garage that is open most afternoons: polyaspartic or a UV-stable topcoat keeps the color from yellowing where sun reaches the floor.
  • Back patio or pool deck: a lighter, textured coating that stays cooler and gives wet feet some grip.
  • Living room or kitchen on slab: metallic epoxy, poured and worked by hand so no two floors look the same.
  • Shop, warehouse or service bay: thicker build coats sized to the loads the floor actually carries.

Outdoor slabs and the two seasons

McAllen has a wet season from May to October and a dry season from November to April. Average rain is only 22.31 inches a year, but much of it comes in heavy bursts, and the record month was October 1958 with 12.04 inches. For patios, pool decks and carports, we prefer to coat in the dry months when we can. The slab is drier, rain delays are rare, and the coating can cure without a storm rolling through. If you need an outdoor floor done in summer, we watch the forecast closely and leave room in the schedule to wait out a wet day.

Inside a closed garage, the season matters much less. The bigger issue there is slab temperature, which we check with a thermometer on install day.

Scheduling a job in McAllen

We are based here, so McAllen jobs are the easiest for us to schedule on short notice and to stage over two mornings when the heat calls for it. A typical garage takes one to two days. Foot traffic usually comes back within a day, and parking takes longer depending on the system. We give you those times in writing before we start. McAllen Facts That Shape Your Floor

  • Fast growth since 1970. McAllen grew from 37,636 residents in 1970 to 66,281 in 1980 and 142,210 at the 2020 census, so the city has slabs from every decade since.
  • Heat, storms and a hard freeze. Highs top 100 degrees from June through August and reached a record 111 in 2017 and 2024. A 2013 hailstorm damaged many buildings, and the February 2021 freeze cut power, heat and water for about a week.
  • A city with many rentals. The 2020 census counted 53,622 housing units, 9.1% of them vacant, with a rental vacancy rate of 8.6% and a homeowner vacancy rate of 1.3%.
  • Trade-zone warehousing. The McAllen Foreign-Trade Zone sits between McAllen and Reynosa and offers public warehouse services such as pick and pack, along with an FTZ site at McAllen Miller International Airport.

McAllen Questions

Can you coat my McAllen garage if the house is from the 1970s or 1980s?

Yes. Older garages often have paint, patches or deep oil stains. We grind those off, fill cracks and pits, and then coat the bare concrete. If a section has sunk or a crack keeps opening, we point it out at the estimate so you can decide on repairs first.

Is a coated floor worth it for a McAllen rental?

For many owners it is. A sealed floor wipes clean between tenants, and a flake finish hides wear. It will not stop every scratch, but it keeps oil and spills out of the concrete, which is what usually makes a garage look tired at move-out.

Does hail or a freeze damage a coated garage floor in McAllen?

A garage floor is under a roof, so hail rarely touches it. Patios and pool decks are exposed, but a bonded coating on concrete handles hail far better than a car or a roof does. Freezes are rare here. When they come, as in February 2021, a coating on a well-prepared slab is not affected by a few cold days.
