Floors for a Border Trade Economy
Warehouse & commercial floor epoxy is a big part of the work in a city built on trade. Wikipedia notes that McAllen's economy moved from farming toward international trade, health care and retail after the 1980s, and that the McAllen Foreign-Trade Zone, commissioned in 1973, was the first inland foreign-trade zone in the United States. The city faces Reynosa across the Rio Grande, and maquiladora assembly drove growth from the mid-1980s on. That means warehouses, cold storage, distribution centers, shops and dealerships throughout Hidalgo County.
Why commercial floors need a different system
A garage sees a car or two a day. A warehouse aisle may see hundreds of forklift passes. Hard wheels, pallet jacks, dropped loads and spilled fluids wear through thin coatings fast. Commercial systems use thicker, 100% solids epoxy, sometimes with a urethane or polyaspartic topcoat, and they are built in more layers. HomeAdvisor lists commercial and industrial 100% solids systems at $12 or more per square foot, and This Old House says high-grade coatings add 20 to 30% to the price.

Prep on a working floor
Commercial slabs come with problems homes rarely have. Years of tire marks, oil, hydraulic fluid and old line paint have to be ground off. Expansion and control joints need filling with a material that can flex. Damaged joint edges from forklift wheels get rebuilt. Uneven spots and old patches are leveled. On large floors we use larger grinders with dust collection so the space can stay partly in use.
Scheduling around your business
Most businesses cannot close for a week. We phase large floors in sections, work nights or weekends where needed, and pick fast-curing topcoats where downtime has to be short. HomeGuide lists a 1 to 2 day full cure for polyaspartic against up to a week for epoxy. Summer jobs are planned around heat, since many warehouses are not air conditioned and resin cures faster on a hot slab.
Safety and markings
We can add anti-slip grit to the topcoat in wet areas, ramps and loading zones, and paint safety lines, walkways and storage zones into the system so they wear with the floor.
Moisture and slab checks
Slab-on-grade buildings can push moisture through the concrete, especially after heavy rain. Wikipedia lists September as McAllen's wettest month. We test the slab before we specify a system, so the primer and build match what is under the floor.

How It Works
1. Walk the floor
We measure, test moisture and talk through traffic, chemicals and downtime limits.
2. Written scope
System, phases, schedule and price in writing.
3. Prep and coat
Grinding, joint repair and layered coating, section by section.
4. Hand back
Each section returns to service with written cure times for foot, cart and forklift traffic.

Warehouse & Commercial Floor Epoxy Questions
How much does a warehouse floor coating cost?
HomeAdvisor lists commercial and industrial 100% solids systems at $12 or more per square foot, and This Old House says high-grade coatings add 20 to 30%. Heavy prep, joint repair and after-hours work change the price. We give you a written scope after walking the floor.
Can you coat our floor without shutting down?
In most cases, yes. We phase the work in sections, work nights or weekends, and use fast-curing topcoats where needed so each section is back in use quickly.
Will a coating hold up to forklifts?
A thick, 100% solids system on a ground slab, with repaired joint edges, holds up well to forklift traffic. Thin paints and single-coat products do not.
Do you do safety striping?
Yes. Aisle lines, walkways and storage zones can be built into the coating so they last as long as the floor.
